Analysis of the Highest and Best Use of a site in Veveří Street in Brno

The diploma thesis deals with method of analysis of the highest and best use of property, called HABU. The work can be devided into two parts (the theoretical part and the practical part). The theoretical part explains basic terms, presents the current state of the issue in the Czech republic andabroad, further describes the procedure using HABU method and introduces us to the four basic conditions that the method of analysis of the highest and best use is based on (conditions of legal accessibility, physical possibility, financial merits and maximum profitability). In the practical part, the method is applied to a particular case. It is part of the former military site on Veveří 40 street in Brno. The aim of the thesis is to find the most effective use for the given land.
Analysis and design of the use of brownfields in Pardubice

This diploma thesis is focused on analysis and design of new use of brownfields. The solved brownfield is located on the territory of the statutory city of Pardubice. The thesis first describes the current state of knowledge concerning the issue of brownfields, including examples of already solved, similar projects. Furthermore, the methods that will be used in the creation of the design are presented and the initial data related to the solved brownfield are given. The proposal part of this diploma thesis presents a proposal for a new use of one of the brownfield subsectors and describes the phasing of construction. Then, the individual variants of the design are introduced, differing in the different trading of the building after its construction. These variants are then analyzed and compared. Using the analysis of HAB, the best possible solution variant is selected and a procedure for its implementation is proposed.
Analysis of the Highest and Best Use of a Plot in Zlín-Jižní Svahy

The diploma thesis deals with the topic of analysis of the highest and best use (abbreviated as HABU). In the theoretical research, this method is described, and defines the solution process using 4 basic steps, namely legal admissibility, physical possibilities, financial justification, and maximum profitability. Subsequently, this method is applied to a specific plot in Zlín-Jižní svahy area. The solution proposes 9 variants of utilization of this land. Using the HABU method we are looking for the best use, which in turn brings the investor the highest profit. The aim of the thesis is also a clear description and practical demonstration of the application of this method, which has not been represented in the Czech Republic so far. It can thus help to understand and use it in property valuation.
Analysis of the Highest and Best Use of a Building in the Complex of Špitálka 60/12, Brno

This diploma thesis deals with applying analysis of the highest and best use on a specific example, which is building number 15, in the object Mosilana, at address Spitalka 60/12. The theoretical part analyzes problematics of property valuation, which is related to the work. There are described part of that method, which are: legally permissible, physical posibility, financial feasible and maximum productivity. By using of valuation techniques is this method applied on our valued property in the practical part of diploma thesis. We determine the highest and best use.

The theoretical part describes problematics of property valuation, which is closely related to this analysis. In addition, there are the tests underlying the analysis which are: Legal permissibility, Physical possibility, Financial feasibility, Maximum productivity. In the practical part of the diploma thesis are these tests applied of the valued property and then determined the highest and best use.

The thesis deals with the analysis and design of a new use of an existing building using the highest and best use method, also known as HABU. The first part focuses on the current state of knowledge and describes the issue in theoretical terms, mainly explaining concepts from the field of construction and real estate valuation. This chapter is supplemented by a research describing the use of the HABU method in the Czech Republic and abroad. In the following sections, the problem is formulated, the objectives of the solution are set and the procedures used to achieve them are also defined. In the design part, individual variants of possible use are presented, which are subjected to tests of the mentioned method. The option achieving the highest evaluation represents the highest and best use of the building.
Analysis of the highest and best use of a former warehouse area in Brno

This diploma thesis focuses on the highest and best use analysis (HABU) of property. In first chapters there is mention about current legislation, theoretical terms and methods of property valuation in Czech republic. The next chapter describes a methodology for the highest and best use analysis. The analysis itself was applied to real case, specifically to a former storage area of the construction company, which is located in Brno - Maloměřice. For this area were designed scenarios of possible use and four of them were chosen using tests of HABU analysis. In the end, one of them was chosen which is being considered the highest and best use for this property.
The Influence of a New Purpose of Use on the Value of a Former Fire Station in South Moravia

The thesis deals with value of an immovable cultural monument with different purposes of use. With help of analysis of the highest and the best use of property (HABU) are individual suggestions of use of the object examined. The theoretical part defines basic concepts, indivual methods of appraisement and explains analysis HABU. The first half of the practical part is about acquaintance with territory solution and property and the second part is about HABU method application. The aim of the work is based on analysis’ results that defines what use is the most appropriate. Value comparison of property with current purpose of use and property that appears as the best shows what effect has the change of purpose of use on property’s value.
